Job description
We are looking for an experienced Residential Conveyancing Secretary for our client based in Norwich.
Core Responsibilities
Client Care: Take instructions, explain legal terms, and provide estimates of fees.
Property Searches: Conduct local authority, environmental, and water searches to identify issues.
Title Checking: Examine Land Registry documents and title deeds to confirm ownership and boundaries.
Drafting Contracts: Prepare sales contracts and negotiate terms with the opposing side's solicitor.
Financial Handling: Manage deposits, mortgage funds, and calculate Stamp Duty.
Exchange and Completion: Exchange contracts, transfer funds, and register the new ownership with the Land Registry.
Key Skills and Qualifications
Qualifications: Often a qualified Solicitor, Licensed Conveyancer, or Legal Executive.
Attention to Detail: Ability to spot legal risks in complex property titles and searches.
Communication: Strong interpersonal skills to liaise with clients, estate agents, and mortgage lenders.
Time Management: Capable of handling a heavy caseload under tight deadlines.
IT Proficiency: Experience using computerized case management systems and the Land Registry portal.
